The Architecture of Opening Up an Older House

Behind the open-plan spaces and seamless extensions of contemporary renovations lies a far more complex exercise in structure, sequencing and construction.

There is a point during the renovation of an older house when the finished architecture can be difficult to imagine.

Plaster has been removed. Ceilings are open. Masonry that may have stood for generations is interrupted by temporary props and steelwork. Floor structures and services that were previously concealed are suddenly exposed.

Yet this is often the stage at which the quality of the finished home is determined.

The ambition behind many contemporary renovations is deceptively simple: fewer divisions, more natural light, larger living spaces and a stronger connection between the house and garden.

Achieving that simplicity within an existing building is anything but simple.

A wall disappears. The loads it carried do not.


The architecture of older houses

When a Wall Is More Than a Wall

The first question is not simply whether a wall can be removed, but what that wall is doing.

It may support timber floor joists, masonry above, part of the roof structure or a combination of loads accumulated through previous alterations.

Once the wall is removed, those loads need a new route through the building.

A structural engineer may specify a steel beam, but the beam itself is only one part of the solution. It needs adequate bearings, and those bearings must transfer the load safely through the existing structure and ultimately into the ground.

Depending on the project, this can require steel posts, strengthened masonry, concrete padstones, new foundations or a more substantial structural frame.

What eventually appears as a clean opening between two rooms may therefore represent an entirely new load path through the house.

Good structural design doesn't simply hold the building up. It allows the architecture to become clearer.

The Structure You Never See

There is an interesting contradiction in high-quality renovation.

Some of the most technically important work is designed to disappear.

Before a load-bearing wall can be removed, the structure above may need to be temporarily supported. Props, needles and temporary steelwork can hold the existing building while masonry is carefully removed and the permanent structure introduced.

The sequence matters.

The building is supported. The opening is formed. Bearings are prepared. Steelwork is installed. Loads are transferred. Only then can the temporary support disappear.

And eventually almost all evidence of this work is concealed.

Steel receives the required protection and disappears into ceilings and walls. Reinforcement disappears into concrete. Structural bearings become part of the building fabric.

The homeowner sees the architecture rather than the engineering that made it possible.

This becomes particularly important where the design calls for uninterrupted ceilings and wide openings. A visible downstand beam may be structurally straightforward, but it can continue to visually divide two spaces.

Achieving the cleaner architectural solution can require considerably more thought behind the finish.


Where Old Meets New

One of the most technically important parts of a substantial renovation is often the point where a new extension meets the original house.

Architecturally, we may want that junction to disappear.

From a construction perspective, it cannot be ignored.

Existing and new foundations meet. Floor constructions may differ. Insulation and airtightness need continuity. Roof structures converge. Waterproofing, drainage and building services all have to be coordinated.

Opening a substantial section of the original rear elevation can add another layer of complexity. Masonry that may have supported the building for decades is removed while the structure above remains.

At the same time, the architectural ambition may be for large-format glazing, flush floor transitions and an uninterrupted connection between the original house, extension and garden.

The finished result should feel simple.

Getting there rarely is.

The 10 mm Problem

Large open spaces also magnify small discrepancies.

Floor levels, ceiling lines, plaster thicknesses and structural tolerances that were barely noticeable when rooms were separated can become immediately visible when those rooms are combined.

This is why setting-out and coordination can matter just as much as demolition.

A beautifully designed extension is not simply something attached to an existing house.

The old and new construction have to become one building.


What the Drawings Couldn't Tell Us

Older houses are not blank sheets of paper.

Behind plaster may be evidence of an earlier alteration. Below a floor may be a different construction than anticipated. Services may follow routes that were impossible to establish before opening-up works began.

Good surveys and investigations reduce uncertainty, but they cannot remove it entirely.

This is one of the fundamental differences between substantial renovation and new construction.

With a new building, we create the structure.

With an older house, we first have to understand the structure we have inherited.

The important distinction is between genuine unforeseen conditions and problems that should reasonably have been anticipated.

When something unexpected is uncovered, the answer should not be improvisation. The condition is assessed, the relevant architect or engineer is involved where required, and the construction solution is agreed before the work proceeds.

An older house doesn't begin as a blank sheet. Every intervention is a conversation with what is already there.

The Real Cost of Opening Up a House

This is why there is no particularly useful universal rate for “taking out a wall”.

Two openings of exactly the same width can represent entirely different construction projects.

One might require a relatively straightforward steel beam and local making-good.

Another may involve extensive temporary works, multiple steel sections, new bearings or foundations, service diversions, floor reconstruction, fire protection and significant work to the adjoining rooms.

Even access matters. A steel section drawn as a single line on an engineer's drawing still has to physically enter the building and be manoeuvred into position.

And the cost does not stop once the steel is installed.

Ceilings need reinstating. Floors need to meet. Electrical and plumbing services may need rerouting. Fire protection, plastering, carpentry and decoration complete the work that makes the structural intervention disappear.

So the better question isn't:


How much does the beam cost?

It is:

What has to be supported, removed, replaced, altered and reinstated to create the finished space?

That is the real cost of opening up an older house.


Architecture Through Construction

There can be a tendency to think that architecture is resolved on the drawing and construction simply follows.

Renovating an existing building demonstrates why the relationship is more nuanced.

How a beam meets an existing wall matters.

How the ceiling passes beneath it matters.

How new glazing relates to the structure matters.

How an old floor meets a new floor matters.

How waterproofing, insulation and airtightness continue through the junction between old and new matters.

Individually, these can appear to be construction details.

Together, they determine how the architecture feels.

The contractor's role is not to redesign the architecture. It is to understand the design intent well enough to protect it while resolving the realities of construction.


The Finished Room Shouldn't Explain How Difficult It Was to Build

Perhaps that is the clearest measure of a successful structural renovation.

The completed house should not need to explain its engineering.

The opening simply feels generous.

The ceiling continues uninterrupted.

The floor remains level.

Light travels deeper into the plan.

The extension feels as though it belongs to the original house rather than something attached to it.

The temporary works, steel, bearings, concrete and hundreds of construction decisions that made the space possible disappear from view.

What remains is the architecture.
